We aim to make the letting process as quick and easy as possible. You can find all the documents you will need to sign up with us here. Download them, read through them and fill them in before you pop into the office, it makes things a lot quicker and gives you time to digest all the information and prepare any questions you might have.
Guide to downloading and viewing documents:
• Before you download any documents please contact us for the relevant password. All documents are password protected for security purposes. 0191 230 5471 or info@ridleyproperties.co.uk
• Download Adobe Acrobat Reader if you don't already have it. This is a free piece of software that allows you to view, save and print PDF documents.
• Click on the relevant document that you wish to download. It will either download automatically or open the PDF in your internet browser window.
• Enter the password that we gave you.
Tenant Application Form
This is a standard application form that all tenants need to fill in. This can be printed off and completed prior to coming in to the office to sign up.

Shorthold Tenancy Agreement
This is a blank example of the standard Shorthold Tenancy Agreement that all tenants need to agree to and sign. This can be printed off for reference purposes but we would generate a unique agreement specific to each property in the office when tenants come to sign up.

This is a blank example of the additional notes that accompany the Tenancy Agreement that all tenants would need to agree to and sign in the office.
Guarantor Form
We require all tenants to have a guarantor. This is usually a parent or guardian and should be completed by them. This can be printed off and completed prior to coming in to the office to sign up.
Standing Order Mandate
The standard system that we prefer to use for tenants to pay rent is by Standing Order. This is an example of the Standing Order Mandate which all tenants would need to complete with the bank details where rent is to be collected from, usually this would be the tenants details or their parent/guardians details. Council Tax Exemption Form
As a student you are exempt from paying Council Tax. We ask all tenents to fill in this form so we can inform Newcastle City Council on your behalf so you are not charged. It saves you the hassle and stress!
